Proposed gas station in Charing Cross takes next step

A proposed gas station and convenience store in Charing Cross took the next step on Monday night, with councillors approving the rezoning for the property.

However, council also asked that the plan for project, set to be located at the former Sweden Freeze restaurant, return to the table for final approval.

“I think it’s important that the residents of Charing Cross who have expressed some concerns to me get a chance to see this project before final approval goes ahead,” said South Kent Coun. Trevor Thompson, who entered the amendment.

“They do have some concerns in regards to the lighting aspect, as well as how it’s going to impact their community.”

Municipal clerk Judy Smith read out a deputation beforehand from a resident raising issues such as traffic dangers, as well as a desire to be more environmentally friendly.

While he’s personally in favour of development, and believes most of the residents are too, Thompson said he believed it would be a “step too far” to give the full go ahead Monday.

The subject property is approximately 1.29 hectares and located on the east side of Charing Cross Road.

According to a planning report, the applicant, listed as numbered company 2715135 Ontario Inc., is proposing to sever and convey a new parcel of approximately 0.97 hectares.

This retained lot would be approximately 0.32 hectares and used for a combination gas bar and convenience store, and related pumps and canopies.

A site plan control application is required prior to construction occurring at the property. This application will consist of technical submission requirements and is expected to come later this year.

“If council’s direction is for council to be the approval authority for the site plan, that’s something that we certainly can accommodate,” said Ryan Jacques, director of planning services, noting that council often approves site plans for larger projects.
