New service bodes well for buyers and sellers

When listing a home for sale, it’s a common practice, and makes practical sense, to compare selling prices of comparable houses in the neighbourhood or other parts of the city.

Finding out what similar properties recently sold for can help you determine the fair market value, but up until now, this information was only available through realtors, says Alan Kelly, chief revenue officer of Bode Canada, which makes the information available at no cost to potential home buyers and sellers.

“For home buyers and sellers, it’s a goldmine,” says Kelly. “With just a few clicks, you can get the information you need to land on a competitive price. And, when the price accurately reflects what’s happening in the market, you’re more likely to buy or sell faster than the next person,” adds Kelly, who designed the patent-pending algorithm.

The service is free and, with no strings attached, home buyers and sellers can use the tool to help them accurately determine their list or asking price, or simply feed their curiosity about home values in communities across Alberta, says Robert Price, CEO of Calgary-based Bode.

“We continue to introduce more functionality,” says Price. “We’ve introduced market data and sold data for 90 percent of the properties across the province. So that allows individuals to look at specific market trends in their community versus what’s going on in the broader market and also see trends going on over the past number of years.”

Users can search unique characteristics and features it takes into consideration, including location, property type, number of bedrooms and bathrooms, square footage and the year the home was built.

“The My Abōde Comparables tool gives you up to 100 live and sold listings comparables, instead of other sites that only provide four similar properties, says Kelly. “And, it delivers a percentage score, which ranks the highest matched properties in order. This makes it easy to determine the most similar properties.

“Most homeowners like to do their own research. They spend a lot of time online looking at homes. We’ve lifted the veil of secrecy that used to stand between homeowners and sold prices. No more phone calls or emails back and forth with a realtor. No more wondering if you’re really getting all the data. The information is there for the taking at your convenience on any device.

“We’ve taken data from many different sources and structured it in a way that’s user-friendly and easy to read.”
