Plans for seniors building in the works

Plans to begin developing the former Delhi Foundry site are now underway.

Local businessman Darren DeDobbelaer is in the early stages of developing the former farming equipment factory location into a residential building.

“I'm doing engineering drawings. When I have the engineering drawings put together, I'll get it quoted,” said DeDobbelaer. “I'm proposing a three-story, 30-unit seniors apartment building.”

This is similar to a proposal Jim Gates of Burlington was marketing in 2011 but on a slightly smaller scale. Gates had intended to develop the property into a 63-unit residential building aimed at seniors with room for commercial units on the ground level, however, DeDobbelaer's plan only includes residential units.

Gates' plans fell through when he couldn't secure enough interested buyers to begin construction.

The sale to DeDobbelaer was finalized for an undisclosed amount in June, 2012 and the structure was demolished later in the summer. At the time, DeDobbelaer told the News-Record he would consider a similar seniors residential building if the community supported the project.

While it is still in the planning stages, it seems the building aimed at seniors could come to fruition.

“It's got to work financially,” said DeDobbelaer. “Once we get (the engineering drawings) together, we'll see if the rent that needs to be charged can make a decent return and then we will see if the community wants it.”
